FAQ
You are buying a Freehold Strata Titled residence in Nixon Central.
To secure your apartment, you will sign a Sales & Purchase agreement and pay
an initial holdingdeposit of $5,000. The balance to bring the deposit up to 10%
ofthe purchase price is payable within 7 days.
Your deposit is held in the trust account of the vendors solicitor, and cannot
be released to the vendor until the building is complete, has obtained title
andcodeof compliance, and settlement has been completed.
Construction is estimated to commence 2nd quarter 2016, with completion
approximately 13 months later.
The building is designed to meet stringent codes for seismic, fire (sprinklered),
weather-tightness, and acoustic standards.

The development is required by law to have a Body Corporate, whose members
are the owners of the units. Crockers will be the Body Corporate Manager for
Nixon Central, and will handle the common property requirements such as
maintenance, insurance, cleaning, and administering the Body Corporate funds.
The Body Corporate Manager reports and is responsible to the Body Corporate
(you!), who vote each year on whether to retain or replace the Body Corporate
Manager. For more information on how a Body Corporate works, please ask.
As with any property ownership, there are costs to run and maintain the
property. All owners of Nixon Central will pay their share of the common
property costs (Body Corporate Levies) in line with the Body Corporate
Budget a copy of which is available on request.
The building has a fully integrated security system with a camera and
phonecontrolled entry system to each apartment, only allowing access
todesignatedresidents and their guests.
All apartments are wired for telephone and fibre ultra fast broadband.
Apartments are also linked to a central system to provide for Sky digital
