DEED OF DONATION
KNOW ALL MEN BY THESE PRESENTS:
That I, GENER N. BELTRAN, of legal age, married to
ZENAIDA F. ROMERO-BELTRAN, Filipino, and residing
at No. 85 M.H. del Pilar, Sto. Tomas, Pasig City,
hereinafter referred as the DONOR;
and
MARIA PIEDAD B. LEON, of legal age, married, Filipino,
And residing at No. 85 M.H. del Pilar, Sto. Tomas, Pasig City,
hereinafter referred as the DONEE.
- WITNESSETH
That the DONOR is the registered owner in fee simple and possessor of
three (3) parcels of land, particularly covered by TCT Nos. 41013, 41014, and
41015 of the Registry of Deeds for the Province of Rizal (now Pasig City) and
was consolidated and approved on December 5, 2008;
That the Consolidated three parcels of land are subdivided into Seven
Lots (Lots 1 7) including Road Right of Way ;
That for and consideration of the love and affection the DONOR has for
the DONEE, the DONOR hereby voluntarily TRANSFERS, GIVES, ASSIGNS
and CONVEYS by way of donation, unto the DONEE, her heirs, assigns and
successors-in-interest, Lot 6 of said land, more particularly described as
follows:
Lot 6, Pcs-00-012688 -- A PARCEL OF LAND (Lot 6, of the Cons. Subd.
Plan
Pcs-00-012688, being a portion of the consolidated Lots 1, 2 & 3, (LRC)
Psd56116, L.R.C. Record No. N-12686), situated in the Barangay of Sto.
Tomas,
Pasig City, Metro Manila, Island of Luzon.
Bounded on the SE., along line 1-2 by Lot 5 of the subd. plan; on the
SW.,
along lines 2-3 by Property of Francisco Raymundo; on the NW.,
along line
3-4 by Legal Easement (3.00 m. wide); on the NE., along line 4-5 by
Property
of Apolonio Sepidoza now Emilio Santana; on the SE., along line 5-1
by Lot 7
(Road Right of Way) of the Subd. plan.

together with all the improvements found thereon, free from all liens,
encumbrances and charges of whatever kind;
That the DONOR affirms that this donation is not made with intent to
defraud his creditors, and that he has sufficient funds and property reserved
for himself and his obligations;
That the DONEE hereby accepts and receives this donation made in
her favor by the DONOR, and hereby manifests her gratefulness for the
latters generosity and liberality.
