BROKERS'AGREEMENT

(FOR SALE TRANSACTIONS)


KNOW ALL MEN BY THESE PRESENTS:
This Agreement executed on this __ day of _____, 20__ by and between:

citizen,

resident

______________________________,, hereunafter known as the
LISTING BROKER;
and
____________________________________________, single, of
legal
age,
Filipino
citizen,
a
resident
of
______________________________, hereinafter known as the
SELLING BROKER;

WITNESSETH : THAT
WHEREAS, the LISTING BROKER represents that he is authorized by the
owner or attorney-in-fact of the owner to offer the following property/ properties for sale
to prospective clients:

b. Property 2 details
c. ..
WHEREAS, the LISTING BROKER warrants to take care of all matters pertinent
to the above-metioned listings such as:
1. securing an authority to sell and to receive a commission for the sale of the
above properties
2. verifying authenticity of the titles(s) by securing a certified true copy of the
TCT from the Register of Deeds
3. securing latest real estate tax receipts, real estate tax clearance, and certified
true copies of the tax declaration.
4. securing location/vicinity[building plans if necessary, association dues,
clearance, certification of no improvements from the municicipal office and
other such documents required by the 13IR or the Register of Deeds

5. preparation of legal documents necessary for the above properties


6. facilitate payment of capital gains and securing BIR Certificate Authorizing
Registration (CAR)
7. collection of commission from the owner
WHEREAS, the SELLING BROKER shall have the following duties and
responsibilities:
1. taking charge of all trippings and demonstrations
2. preparation of an Offer to Purchase for the above listings, signed by the
BUYER
3. reminding the BUYER of the schedule of his payments as reflected in his
Offer to Purchase
4. assisting the BUYER in the registration of a new Title in his name
WHEREAS, the LISTING BROKER and the SELLING BROKER have agreed to
a fifty-fifty (50/50) arrangement in commission sharing, in so far as the sale of the above
property/propertier, are concerned.
WHEREAS, the SELLING BROKER and the LISTING PROKER have, in
addition to the above, also agreed to the following:
1. additional condition 1

3. additional condition 3
IN WITNESS WHEREOF, we have hereunto set out hands this ___ day of
