WHEREAS, the LISTING BROKER represents that he is authorized by the
owner or attorney-in-fact of the owner to offer the following property/ properties for sale
to prospective clients:

WHEREAS, the LISTING BROKER warrants to take care of all matters pertinent
to the above-metioned listings such as:
1. securing an authority to sell and to receive a commission for the sale of the
above properties
2. verifying authenticity of the titles(s) by securing a certified true copy of the
TCT from the Register of Deeds
3. securing latest real estate tax receipts, real estate tax clearance, and certified
true copies of the tax declaration.
4. securing location/vicinity[building plans if necessary, association dues,
clearance, certification of no improvements from the municicipal office and
other such documents required by the 13IR or the Register of Deeds
