1.

The electrical installations in general shall be as shown in our electrical


drawings and/or in the specifications.
2. The electrical installation is to be in accordance with latest edition of EDD
rules and regulations together with BS7671 wiring standard and latest IEE
regulations.
3. All electrical work shall be executed in a neat and workmanlike manner. All
exposed conduits shall be routed parallel or perpendicular to wall and
structural members. Junction box shall be securely fastened, set true and
plump, and flush with furnished surface when wiring method is concealed.
4. All materials shall be new and shall be listed and bear the appropriate label of
Underwriters Laboratories, Inc., or another recognized testing laboratory for
the specific purpose. The material shall be the size and type specified on
drawings and/or in the specifications.
5. The electrical contractor shall verify exact location, heights, outlet and switch
arrangements, and equipment prior to rough-in. No additions to the contract
sum will be permitted for outlets in wrong locations, in conflict with other
work, and so on. The owner reserves the right to relocate any device up to
3m prior to rough-in, without any charge by the electrical contractor.
6. General lighting branch circuits shall be minimum 2.5Sq.mm copper
protected single core PVC cable by 10/15A over current devices. Small
appliances circuit shall be minimum 4 Sq.mm copper protected single core
PVC cable by 20A over current devices, All other circuits are as per load
requirements
7. The electrical contractor shall furnish all wiring materials and make all final
electrical connections for all permanently installed appliances such as, but
not limited to, furnace, water heater, water pump, built-in ovens and ranges,
food waste disposer, dishwasher, washing machine and clothes dryer. (These
appliances are to be furnished by the owner)
8. Furnish and install dimmer switches where indicated
9. All panel board shall be furnished with typed card directories with proper
designation of the branch-circuit loads, feeder loads, and equipments served.
The directories shall be located in the panel in a holder for clear viewing.
10.Upon completion of installation, the electrical contractor shall review and
check the entire installation, clean equipment and devices, and remove
surplus materials and rubbish from the owner’s property, leaving the work in
neat and clean order and in complete working condition. The electrical
contractor shall be responsible for removal of any cartons, debris, and
rubbish for equipment installed by the electrical contractor, including
equipment furnished by the owner or others and removed from the carton by
the electrical contractor
11.The entire electrical installation shall be tested to tests prescribed in BS7671-
1992 and that prescribed in the particular specification.
12.Testing of electrical installation shall be done in the presence of engineer.
13. Electrical contractor should submit two copies of test results. Electrical
contractor should check and test the polarity of all sockets installed.
14.Electrical contractor should check and test all ELCB’s at rated current and
tripping time shall be recorded.
15.Electrical contractor should measure the insulation resistance of the main
cable and submain cables.
16.Electrical contractor should measure the earth loop impedance for the
following equipment (a) Sockets (b) Light fittings (c) Main incomers (d) Air
conditioners (e) conducting pipes. All db’s shall be with identification of
circuit “ Fed from which switch gear and module number” Distribution boards
name and rating of main incomer, not more than 10HM is accepted for
measuring the earthing test for the complete system installation

18.The electrical contractor shall furnish and install a complete electrical system
as shown on our electrical drawings and/or in the specifications, where there
is no mention of the responsible party to furnish, install, or wire for a specific
item on the electrical drawings, the electrical contractor will be responsible
completely for all purchases and labor for a complete operating system for
this item.
1. GENERAL
1.1The electrical installations in general shall be as shown in our
electrical drawings and/or in the specifications.
1.2The electrical drawings shall be read in conjunction with all relevant
architectural and other associated detailed drawings issued along
with tender.
2. REGULATIONS
2.1The electrical installation is to be in accordance with latest edition
of EDD rules and regulations together with BS7671 wiring standard
and latest IEE regulations
3. SCOPE
3.1The electrical contractor shall supply and install a complete
electrical system as shown on our electrical drawings and/or in the
specifications, where there is no mention of the responsible party to
supply, install, or wire for a specific item on the electrical drawings,
the electrical contractor will be responsible completely for all
purchases and labor for a complete operating system for this item.
3.2The electrical contractor shall be responsible to co-ordinate with
batelco or telephone service provider for internal and external
requirements of telephone ducts, manholes, junction boxes, riser
trays/trunking. etc., and shall obtain approval from batelco or
telephone service provider prior to commencement of the work.
4. MATERIALS
4.1All materials shall be new and shall be listed and bear the
appropriate label of Underwriters Laboratories, Inc., or another
recognized testing laboratory for the specific purpose. The material
shall be the size and type specified on drawings and/or in the
specifications.
4.2Material submittal along with samples to be submitted for the
approval of engineer prior to release the order. Unapproved
materials must not be used in the site.
5. DRAWINGS
5.1Drawings to be co-ordinate by the contractor with other services
and properly dimensioned working drawings to be submitted for the
approval of architect/engineer prior to start the work at any section.
6. LOCATION OF OUTLETS
6.1The electrical contractor shall verify exact location, heights, outlet
and switch arrangements, and equipment prior to rough-in. No
additions to the contract sum will be permitted for outlets in wrong
locations, in conflict with other work, and so on. The owner reserves
the right to relocate any device up to 3m prior to rough-in, without
any charge by the electrical contractor.
6.2Exact location of all the lighting fixtures, detectors, fans, etc., shall
be in line with the reflected and coordinated ceiling layouts of
various floors, rooms and other relevant furniture layouts.
6.3All lighting switches shall be minimum 10A grid mounting type and
shall be suitable for flush installation in concealed system. Switches
shall be ganged as per approved shop drawings.
6.4All switches and wall lights shall be provided at a distance of
150mm from door frame and/or window frame in general, exact
location shall be as per approved shop drawings.
7. WIRING AND INSTALLATION METHOD
7.1All wiring for lights, sockets and switches should be PVC single core
cables drawn through heavy guage (BS6099), Wiring in plant areas
and in surface installation should be PVC single core cables drawn
through G.I conduit only
7.2Minimum conduit size for branch circuit wiring shall be diameter
20mm, The number of wires in one conduit shall not be greater
than those specified in the prevailing EDD regulations
7.3Diameter 25mm PVC conduits shall be used for extra low voltage
services like Data, Voice and Television
7.4Wherever long length of conduits, pull boxes shall be provided at
every 10 meters.
7.5The PVC conduit shall be of a continuous and effective means of
protection for wiring and a separate earth wire shall be drawn into
all conduits
7.6All the PVC conduits shall be laid concealed in the block works or
above the ceiling, no conduits to be laid in screed or plaster
7.720% spare conduits shall be provided for future usage for necessary
applications.
7.8All external electrical items shall be weather proof and water tight
to comply with min. IP65
7.9Space factor in conduits and trunking should be as per EDD
recommended.
7.10All adaptable boxes shall have minimum depth of 1.5 times the
conduit sizes
7.11All spare/empty conduits shall be provided with pull wires with
200mm extra length
7.12All damaged / unused conduits should be properly sealed
7.13Conduits with draw wires, trunking etc., to be provided for
thermostats and associated control wiring as per approved A/C
drawings and mechanical drawings.
7.14Where suspended ceiling exists, the conduit may run on the
structural soffit
7.15All necessary supports shall be provided to install all electrical
items in an approved manner
7.16All recessed fittings shall suit to approved type of false ceiling
7.17Metal clad type accessories shall be installed in all plant areas.
Other areas wiring accessories shall be molded ivory finish unless
otherwise mentioned
7.18All circuit switches and sockets are to be identified properly by
labels
7.19All general socket outlets shall be rated 13A and rectangular pin
type to BS1363, unless otherwise specified.
7.20Bending radius of all cables shall not be less than specified in the
IEE regulations, Chapter 52, Section 529.3, Table 52C during
installation
7.21All openings made for cable trays, trunkings, conduits, ducts in
riser shaft, slabs, walls and such other places in building shall be
sealed with fire resistant material in an approved manner

8. MOUNTING HEIGHTS
8.1Lighting switches/push buttons 1300mm
8.2Socket outlets 400mm / above bench/ 1300mm in
plant rooms

All distance are measured from the centerline of each item from
finished floor level

9. CONDUCTOR SIZE
9.1General lighting branch circuits shall be minimum 2.5Sq.mm copper
protected single core PVC cable by 10/15A over current devices.
Small appliances circuit shall be minimum 4 Sq.mm copper
protected single core PVC cable by 20/32A over current devices, All
other circuits are as per load requirements
10.LOAD BALANCING
10.1The electrical contractor shall connect all loads, branch circuits
and feeders as per the approved panel schedule, but shall verify
and modify these connections as required to balance connected
calculated loads to within 10 percent variation
11.APPLIANCE CONNECTIONS
11.1The electrical contractor shall furnish all wiring materials and
make all final electrical connections for all permanently installed
appliances such as, but not limited to, furnace, water heater, water
pump, built-in ovens and ranges, food waste disposer, dishwasher,
washing machine and clothes dryer. (These appliances are to be
furnished by the owner)
11.2Electric supply for A/C system is part of contract

12.DIMMERS
12.1Supply and install dimmer switches where indicated.
13.EXHAUST FANS
13.1Supply, install and connections for all exhaust fan indicated on the
plans.
13.2All roof mounted extract fans shall have heavy gauge housing,
stiffened against drumming, complete with sound attenuating curbs
and shall be mushroom type.
14.LIGHTING
14.1In general, not more than 10 lights shall be connected to any one
lighting branch circuit. Exceptions can be made in the case of low-
current-consuming lights.
14.2Wiring for lighting sub circuits shall be carried out by using
minimum 2.5 Sq.mm PVC cable for a circuit wattage not to exceed
1000 watts.
14.3The fluorescent fittings shall be HPF of 0.9 PF minimum and switch
start type with capacitor to avoid radio interference
14.4All external lights shall be controlled automatically by 24hrs
adjustable electromechanical/ electronics programmable timer
switches
15.PANEL /DISTRIBUTION BOARDS
15.1The main Panel Board shall be of wall or floor mounted type, metal
enclosed, dust and vermin protected front operated and of clean
and modern appearance
15.2The panel board shall be protected to minimum IP53 in
accordance with BS 5420
15.3All panel board shall be furnished with typed card directories with
proper designation of the branch circuit loads, feeder loads and
equipments served. The directories shall be located in the panel in
a holder for clear vision
15.4Electrical safety labels such as ‘ DANGER’ shall be fixed in front of
all distribution boards, incomers and other electrical hazardous
15.5All MCCB’s shall have minimum braking capacity of 14kA for
ratings 15-100A, 30kA for 125-400A, 50kA for 400-800A and
adjustable overload
15.6All MCB’s shall have minimum breaking capacity of 6kA
15.7All distribution boards shall be equipped with MCB’s and shall
incorporate a set of fixed busbars and a main isolator as shown on
drawings
15.8All MCB’s shall be rail mounted in type and they can be readily
removed or canted for wiring and inspection
16.BONDING AND EARTHING
16.1Earth bonding to be provided for cold and hot water pipes
16.2All metallic back boxes, Individual Db’s, Incomers shall be earthed
properly
17.TESTING AND COMMISSIONING
17.1The entire electrical installation shall be tested to tests prescribed
in BS7671-1992 and that prescribed in the particular specification.
17.2Testing of electrical installation shall be done in the presence of
engineer.
17.3 Electrical contractor should submit two copies of test results.
Electrical contractor should check and test the polarity of all
sockets installed.
17.4Electrical contractor should check and test all ELCB’s at rated
current and tripping time shall be recorded.
17.5Electrical contractor should measure the insulation resistance of
the main cable and sub main cables.
17.6Electrical contractor should measure the earth loop impedance for
the following equipment (a) Sockets (b) Light fittings (c) Main
incomers (d) Air conditioners (e) conducting pipes. All db’s shall be
with identification of circuit “ Fed from which switch gear and
module number” Distribution boards name and rating of main
incomer, not more than 10HM is accepted for measuring the
earthing test for the complete system installation

18.TELEPHONE
18.1The electrical contractor shall be responsible for the supply and
installation of all the conduit work for the telephone installation as
shown drawings and in accordance with the requirements of
BATELCO. The supply and installation of all wiring and equipment
will be carried out by others.
18.2Conduits for telephone outlets shall terminate in a flush plastic box
with an ivory blanking plate. All conduits shall be complete with
suitable draw wires installed to enable the system wiring.
18.3The Contractor shall also seek the approval of the BATELCO of the
system installed for all conduit runs before commencement of the
installation.
19.FIRE ALARM DETECTORS
19.1Supply and install all detectors and associated wiring as per
manufacturer’s instructions and comply with codes of NFPA and
CDFSA
20.DOORCUM/VIDEO INTERCOM SYSTEM
20.1Provide conduit and wiring as shown on the drawings in concealed
conduits of not less than diameter 25mm and draw wires to be
drawn
21.SECURITY SYSTEM
21.1Provide conduit/boxes/pull wires to be drawn for security system
camera/screen etc., as approval
22.SATELLITE MAIN ANTENNA TELEVISION (SMATV)
22.1Provide conduits/power supply for boxes/pull wire to be provided
from roof to down
23.HOME AUTOMATION SYSTEM
23.1Home automation system shall be provided to meet the
requirements of Architects/client if required
24.FINAL SITE CLEAN UP
24.1Upon completion of installation, the electrical contractor shall
review and check the entire installation, clean equipment and
devices, and remove surplus materials and rubbish from the
owner’s property, leaving the work in neat and clean order and in
complete working condition. The electrical contractor shall be
responsible for removal of any cartons, debris, and rubbish for
equipment installed by the electrical contractor, including
equipment furnished by the owner or others and removed from the

25.GUARANTEE OF INSTALLATION
25.1The electrical contractor shall guarantee all work and materials for
a period of one full year (DLP – Defect liability period) after final
acceptance by the architect/engineer, electrical inspector and
owner
