Hearings have been held by the Board addressing driveway paving, painting issues and other items that
seem to run contrary to the CC&Rs. Failure to submit a Request for Approval (RFA) before beginning a
project, is foolish and costly.
PLEASE, submit a RFA for ALL visible exterior projects. 90% of all requests are approved as submitted. Unapproved projects may have to be removed at the owners expense. Please contact Jack Schneider through the

were resolved in August. There are 90 violations still actively being investigated. This type activity would
be so expensive if addressed through outside management that dues would have to be raised substantially. Peacock Hills is blessed to have cost effective self management by owners who care for their community.
Policies & Procedure Guidelines...
...are being drafted by Director Lois DeGuire for Board review. Continuity is critical to any businesses success. The P&P document will provide
a guide for current and future Board of Directors and Staff about what is done, how its done, and who does it. This will facilitate management
and reduce frustration if the wheel doesn't need continually be reinvented. Thank you Lois for the time you are investing in this project.
Summer, Barking Dogs and Waste Pickup...

possibility of barking nuisance violations being filed. Hearings are time consuming and fines expensive.
Please manage your pets noise and pick up your pets waste. The sidewalks along Peacock Blvd have had several
doggy deposits recently. There are thoughtful individuals that pick up their pets waste but leave their waste
bags in the grass on the curb for someone else to remove. Please take your pets waste home.
Rules Book Revisions...
...will be reviewed during the fall Board meetings. Areas of focus will be yards over-run by vegetation and back yard trash. Both of these,
along with others, take away from the appearance and value of our homes.
If you have vegetation that is unkempt, runs over sidewalk or is full of weeds, please begin to correct the problem. We currently have restricted fence heights. The height of vegetation will also be considered and required to be withing reasonable limits. Those with corner lots
bear an additional burden. With increased lot space and privacy comes additional responsibility for landscape upkeep.
Back yard trash is already addressed in the CC&Rs. The Rules Book may further define this issue. Several trash-filled yards are visible from
the streets and neighboring lots. Trash and storage must be kept under control. Unfortunately, some seniors think, once something is acquired, it must be kept...FOREVER. Please look around and see how you can de-clutter your lot , if this is an issue. Be a Good Neighbor.
Panorama Ridge Traffic...
...is being addressed by Peacock Director Michael Rizzotti and his team. Since the new addition has opened next door to Peacock Hills, GPS has been routing traffic into our community,
measurably increasing the number of vehicles entering Peacock, many of them driven by
speeders. Michael is working with the City and the Neighboring Community to restrict this
traffic. The connecting road was originally designated as a private street and a gated community. See www.safe-panorama-ridge.com for more information.

Danger: Door-to-Door Solicitors...


...become more prevalent in the summer due to longer daylight hours and nice weather. There have been incidents recently reported of nicely
dressed young adults approaching Peacock residents with stories designed to encourage gifts, sometimes in excessive amounts. Its also been
reported that some of these unknown solicitors have been invited into homes, perhaps even seeing where funds are kept
This is DANGEREOUS and FOOLISH! Do NOT invite anyone you dont know into your home and dont be swayed by comments about your
neighbor participation. If you feel moved , do consider the request, and if the request is for more that a dollar or two, tell the solicitor to
leave their information on the porch, that you will review their material and make a thoughtful decision, contacting them or their company,
should you wish to contribute.
Mail Boxes...
...at some homes have become sad looking. They have bent door, dented boxes, leaning poles and ugly bases. Please look at your mail box to
see if it qualifies as an eyesore. Several homes have installed attractive boxes with architectural appeal. Please consider this opportunity to
impore your curb appeal and the communitys appearance. Some of the heavy-duty enameled boxes are more secure and should last a lifetime. They could be considered a good investment.

If you have a pre-approved personal care attendant, they ride free. The costs go from $2.50 for 1/2 mile to $10.00 for 20 miles. Its a good
deal. Check it out!

Holiday Season Stress


Holidays are fast approaching. Some holidays cause stress for those alone. Please be helpful and patient with your neighbors. If you are
alone, maybe you are able to share a meal with someone else who is alone. Both of you will enjoy the holidays much more.
