St. Peter Church

4022 Cosgrove Rd SW

Pastor: Rev. Edmond J. Dunn
Deacon: David Montgomery

Dear Parishioners and Friends of St. Peter Parish,

After many months of reflection, study, examination and advance
preparation, we are ready to initiate the fundraising that will
determine our ability to build our new parish hall for St. Peter Church.
It is a dream and goal long prayed for by many parish members of St.
Peter.
As we offer this plan, we realize that it represents a project that will
benefit not only our present generation of parishioners but future
generations as well. To that extent, we ask that you see in this project
an opportunity for you to support your parish as together, we treasure
our past and look to our future. In that light, as you are prayerfully
considering your financial commitment to this project, I ask that you
respond with an open and generous heart.
Remember: our new parish hall will include seating for 300 people that
will also serve as a gathering space for liturgical purposes, a modern,
new serving kitchen, storage space, fully equipped restrooms, 54 new
parking spaces and energy efficient HVAC systems. I am sure you are
aware that because of structural and safety matters the present hall
cannot be used much longer.
Dedication to the task at hand will be required, even sacrifice, but with
all of us pulling together with time, treasure and lots of hard work,
we can achieve this long desired dream for St. Peter. By Gods grace,
and our faithfulness, we shall see the victory in bringing forth our new
building for the greater glory of Christ our Savior.
May our patron, St. Peter, intercede for us, and God the Father, Son,
and Holy Spirit bless you all.
Sincerely,
Father Ed Dunn
Administrator

How We Got

Here

In 2013, we started the process to determine our immediate and

future needs for our physical facilities at St. Peter.
In June 2014 a series of 14 informational meetings were held to
test for a potential $1.3 million Capital Campaign. The results of
the study showed a very favorable response to initiating a Capital
Campaign and addressing our critical needs at St. Peter.
In August, we approached the Diocesan Building Commission to
gain their support in moving forward with our Treasuring our
Past Building our Future Capital Campaign. With the
launching of our project on November 9 we now begin the
fundraising aspect to secure the funds needed to make this
dream a reality.
Over the next several months our parish families and local
community are being asked to support this once in a lifetime
opportunity to provide our religious facilities for the next several
generations of St. Peter families.
Your prayerful consideration in making your maximum financial
commitment is sincerely appreciated.
Sincerely in Christ,
Capital Campaign General Chairs

Identified Needs &

Prosposed Solutions
identified needs

proposed solutions

There is not a Gathering Space in the

church for groups to meet before
weddings, funerals, and other
pre-sacramental events.

Construct a multi-purpose gathering

space to accommodate more parishioners, activities, social needs, and faith
formation gatherings.

The parish hall is a post/frame building

on a concrete slab built in 1977 that is
deteriorating. The wooden sill plate
(base) of the structure, attached to the
concrete, shows signficiant signs of rot.
We suspect that the main support posts
have rot on the base of the posts.
Because of the floating cement slab,
contractors have said it is not feasible to
do any type of concrete addition to the
current structure.

Build a new parish hall that has a

structurally sound foundation and is
accessible to all to accommodate a
variety of different sized funtions with
a seating capacity of 300. This would
allow for the growth of our parish and
allow us to have more functions to
enhance our parish social activities including but not limited to Pork Day,
Youth Group activities, Ecumenical
Vacation Bible School. This would also
be of a size to attract rental opportunities
such as wedding and anniversary
receptions to help us defer the costs of
maintenance.

The electrical service is over taxed with

circuit breakers frequently being tripped
during large events, such as our annual
Pork Day celebration.

A modern energy efficient HVAC will

create a consistent comfort level and
reduce energy consumption and heating/
cooling costs.

The HVAC system is in need of updating,

as the furnace units are both original and
are showing significant signs of wear.
One of the two air conditioning units is
original.

A new facility will eliminate power

disruption and meet required building
codes.

proposed solutions

The interior walls have indications that

the drywall has deteriorated behind the
wooden paneling and have created
several hard bulges in the walls. There
also seems to be mold building behind
the paneling.

In order to make any improvements

or remodeling of the facility, Johnson
County requires that we meet all current
building codes. In essence, it would be
more cost effective and practical to build
new rather than remodel.

The restrooms are small and are in need

of updating. They are not handicap
accessible and do not provide families
the proper space to attend to their
childrens needs.

Construct modern, fully equipped

restrooms in the new parish hall
conveniently accessible for those
attending church or parish hall events,
which include changing tables for the
easy care of infants.

The floor coverings are worn and in need

of updating.

The new Parish Hall will have easily

maintained terrazzo flooring.

Our kitchen is outdated, is not up-tocode for electrical and plumbing, and
does not adequately meet the needs
of the many groups and organizations
within our parish community. There is
not enough storage space for many of
our kitchen items and supplies.

The new parish hall will include a

spacious, modern, and well-equipped
serving kitchen to allow for the safe
and efficient preparation and service of
meals - large and small. There would be
plenty of storage.

There is insufficient parking.

A modern, paved, well lit and landscaped

parking lot with 54 parking spaces and
directed sidewalks will create a better
traffic flow pattern.

Commemorative

Opportunities

A commemorative gift enables a family to honor a loved one alive or

who has passed away by recognizing their name in conjunction with
our building project. A commemorative gift does not buy or pay for
the item of the new or remodeled facilities. It does not imply that the
family owns that portion of our project. Nor does requesting a
commemorative opportunity limit how the funds you contribute can
be used. Rather, when a family reaches a level specified below, they are
afforded the opportunity to connect a family members name with this
historic time in our faith community.
The levels to qualify for different opportunities are not designed to
reflect the actual costs to build but rather the prominence and/or the
historical or spiritual significance the component has in the overall
project. Opportunities are granted on a first-request basis.
Commemorative opportunities will be provided to encourage
multi-year pledges and sharing of gifts by family members.
Commemorative gifts will be recognized in an appropriate location in
the new facilities. Listed below are some commemorative opportunities
and the total amount needed to qualify for a commemorative
opportunity.

Gift Opportunities
A pledge is a written indication of a financial commitment made as a
lump-sum payment or scheduled payments (monthly, quarterly, semi-annual,
annually) made over a period of usually 5 years. St. Peter will gratefully
accept gifts to the Treasuring our Past Building our Future campaign in the
following ways:
Five-year Commitment
A five-year commitment is the most common method to maximize this
project and is made with monthly, quarterly, or annual payments. For some,
there may be a desire to make a significant one-time, lump-sum payment to
best suit the familys abilities.
Securities
Gifts of appreciated stock, securities, or paid-up life insurance policies offer
significant tax savings to the donor. They are credited at the mean fair
market value the day the appreciated security is gifted. By contributing
appreciated stock, the capital gains tax may be avoided.
Gifts of Farm Commodities
Donations of actual product that can be sold with the proceeds benefiting
the campaign in the form of a gift. Examples include bushels of corn,
soybean, or livestock.
In-kind Gift
Providing of goods or services that directly impact the building project itself.
Some examples of this type of pledge would be the donation of bricks for the
construction, providing hardware or software needs for technology,
donations of furnishings, or electrical fixtures, or the donation of labor
necessary to complete the project by a licensed, qualified, skilled individual
or firm accepted by the contractor.
It is our hope that you and your family will be able to select the best method
that will allow you to maximize your pledge. Remember that all gifts toward
this campaign will be fully tax deductible to the extent permitted by law.

DIOCESE OF DAVENPORT

November 2014
Dear Parishioners of St. Peter Parish,
For over 150 years, St. Peter Catholic Church has been serving the greater
Cosgrove/Windham communities. The people of St. Peter have demonstrated a deeply
rooted commitment and an active Catholic faith as the Gospel of Jesus Christ has been
proclaimed in word and deed.
Guided by the Spirit of God and based on the conclusions and recommendations
gathered from your feasibility study, you are now ready to move forward with your
vision of a capital campaign for a new parish hall.
My congratulations on your willingness to build up the Kingdom of God in our midst and
for your future. You have my wholehearted support and prayers in successfully going
forward with Treasuring our Past Building our Future. May God bless your efforts so
that you may continue your strong Catholic presence in the Cosgrove area for years to
come!

Prayer for our

Parish Hall

All powerful and merciful God, You have created all things through you
Son, Jesus Christ, and made Him the foundation of your Catholic Church
and our parish community.

Through your gift of wisdom, grant that our efforts to build a new parish
hall, be motivated only by our desire to bring you glory, to serve our St.
Peter Parish family, and enhance the bonds of charity for future
generations.
Grant us listening hearts, that our every step may be
guided by your will and your plan.
Grant us a joyful spirit of unity, cooperation, and solidarity
that we may work together as a family united in Christ.
Grant us a deep and abiding faith that we may respond to
your call with generous hearts.
Grant us an unfailing hope that every day may bring us
closer to your Kingdom.
Grant us the constant guidance of your Holy Spirit that

this project may reflect our love for You and for one another.
Under the mantle of your care, and with the intercession of St. Peter, our
patron, may all who work on this project be protected from any harm or
injury, that our work may progress day by day to its successful completion.
May our labors bring about the bonds of communion we seek, our hearts
and minds be raised to thoughts of you, and our gatherings always bring
you fitting honor.
With thankful and humble hearts, we make our prayer through Jesus
Christ, our Lord

Amen.
