A2at is t2e assessment used +or? %he assessments are used to carry out the purpose of the &reen Pastures !wners Association which is to maBimiCe a sense o+ community +or t2e lon- term1 to .reser5e1 enric2 t2e quality o+ li+e +or our residents1 a..reciate .ro.erty 5alues1 en2ance sa+ety & security and .reser5e t2e natural 8eauty o+ our community* -ome of the e/penses that must be paid include, but are not limited to, mowing and maintenance of the common areas, snow removal, legal fees, mailings, accounting fees, capital pro ects, pond 0 fence maintenance, ta/ filings, etc. It is our plan to continue to allocate some monies to a reserve account to pay for future maintenance and unanticipated contingencies. Aill t2e 3oard o+ Trustees e5er raise/lo<er t2e assessment? %he $oard of %rustees will evaluate the assessment annually based on a pro ected budget. +epending on the needs of the +evelopment and the commensurate costs, the assessment for any given year could be higher or lower than the previous year"s assessment. Any surplus from a year will be used to replenish any capital1contingency fund and1or reduce the ne/t year"s assessment. A2at i+ % donDt .ay my assessment? 2ot paying your assessment can be related to not paying any other bills, such as a home mortgage, rent or credit card bill. %he $oard of %rustees has approved a +elinquency Procedures Policy which outlines the process for the collection of delinquent assessments. If your assessment is received late 3as defined in the +elinquency Procedures Policy4 or not received at all, a late fee will be imposed on your account. If an owner continues to withhold payment, the $oard of %rustees can and will see# legal action and1or place a lien on the property to recover all unpaid assessments. In addition, the owner will be responsible for all legal costs associated with recovering the assessments. It is in the best interest of the owner to contact the $oard of %rustees immediately if you are unable to pay your assessment. %he $oard of %rustees is willing to wor# with owners in order to collect the assessment without placing an additional burden on the owner. %Dm una8le to .ay my total assessment* A2at s2ould % do? %he $oard of %rustees wants to wor# with you, not against you. 5ollecting the assessment is important to the success of the &reen Pastures community. If you are unable to pay your total assessment you are encouraged to contact the &reen Pastures !wners Association $oard of %rustees A-AP for possible remediation regarding your situation.
