New home sales increased 4.4% in November to an annual rate of 377k slightly missing economists expectations for a bigger increase to a rate of 380K. A small drop of 0.3% in October was downwardly revised to a 3.5% decline. Because new home sales are counted when sales contracts are signed, these data reflect current sales activity. New home sales are now 15.3% above their year ago level and continue to trend modestly higher. Regionally, sales were mixed with a 21.1% surge in the South and a 12.5% increase in the Northeast. New home sales plunged 17.8% in the West and were down 12.5% in the Midwest. The inventory of new homes available for sale rose 1.4% last month to 149k which represents a 4.7 month-supply at the current sale pace. New home inventories remain quite lean and the month-supply remains well below its long term average of 6.6 months. Home prices rose in November from November one year ago with the median price for a new home up 14.9% to $246,200 as average prices gained 19.9% to $299,700. Over the past 18 months new home sales have been gently rising from a very low level. Recent signs of life in homebuilder sentiment and new construction starts combined with record low inventories suggest new home sales will end the year on a solid note and continue to move up next year.
