    Risk Tolerance

    In any endeavor, you have to understand your tolerance for risk. What’s a failure you can afford?

    I want to thank you for taking the first steps forward to becoming a force to be reckoned with in the legal cannabis industry. Get ready for a wild ride!

    I started out in a small basement, back in August 2005. The reason I started growing cannabis was because of the downturn in the economy. I came from a construction background, and it was starting to see a slowdown, along with the real estate slowdown. At the time, I was barely making ends meet. I was living in a house that I was renovating, or what you may call a fix and flip, in Fort Collins, Colorado. Also, I was working two other side jobs just so that I was able to pay a small amount of bills, like food, car insurance, and gas. I was 27 years old at the time, with no family, no girlfriend, and just a few relatives living in a nearby town. I needed to find something that was going to work for me. I was open to opportunity. Hell! I was hungry for new opportunities. The best opportunity that I noticed was, unfortunately, illegal. That should tell you how desperate I was to find some success. What I’m about to share with you in this book has all come from many of my failures and triumphs in the cannabis world. You will need to get familiar with this process because you will see your own failures and triumphs. The more you take from this book, the more time it’ll save you, along with a lot less mistakes.

    How do you handle a loss? Everybody handles loss differently. In my late 20s, I handled loss much differently than I do at 41. I used to drive to work, and if I was cut off in traffic, it used to ruin my entire morning. My, how stupid that sounds at this age. Why would I let something as simple as that ruin my morning. Pretty silly if you think about it. The other person probably didn’t even know they were doing it. This could be considered around a level 1 to 2 tolerance level. What do you think this will rate on your tolerance level? If this would ruin your entire morning, I can save us both a lot of time by saying you have a very low tolerance for risk.

    Here’s a mid-level risk example that can help you. I had rented a five-bedroom house for the sole purpose of growing cannabis in the basement. I remember saying to myself, What was I thinking? I have nine months’ worth of savings in order to create some success. I had better get to it. The good thing is, at this point in time, you shouldn’t need to make decisions this extreme, but you will be faced with very similar business situations.

    I know you are asking yourself so many different questions. The biggest question you need to answer is how much you are willing to give up in order to become a multi-millionaire. Would you be willing to sell most of your possessions that you currently have, in order to do this? I will tell you it would be worth it, but you have to be willing to go the distance in order to experience it. I was a bit hesitant to bring this up in the first step, but you should know what is going to be expected from you at the beginning. This will help guide you through things that are tough.

    It’s kind of funny: Given the fact that I like to take risk, I’m really not much of a gambler in the sense of spending money at the tables in Vegas. I find that to be more of a waste of money, and really risky. Some people would say I was gambling with the law at the time, and I was. I just saw that the odds were much more in my favor, so it was worth the risk. You should really ask yourself this constantly as you navigate through legalization. Most of the time, you won’t even think about this, and that’s why I bring it up.

    You should look at this opportunity as not so much a gamble but an educated guess. Determining your situation will take some time. Finding time is important. So is asking a lot of questions. Oh, did I mention that I had never grown a plant in my life? That pushed me to seek out others that did know about growing. I slowly put their advice to work. It didn’t seem so risky then. Slowly, things started to make sense. As my techniques got better, I started to make some money. My biggest gamble then was to make sure all my neighbors were not aware of what was going on next door to them. I did so many things to become the best neighbor. I should’ve earned the best neighbor award. I met most of my neighbors, but I was also very quiet. It was kind of easy, given that I was in a neighborhood full of college kids. But that didn’t mean there wasn’t a potential for problems.

    There were a handful of times where people dropped by unannounced. This was probably one of the most terrifying experiences in the underground world. There was one time when I was working in the basement, doing what I like to call my evening chores, and I heard the doorbell at around 8:30 at night. Ring! Ring! I had to think fast. Do I answer it, or do I not? Fortunately, I wasn’t covered in a mess of leaves at the time, so I decided to answer. I went upstairs and looked out from the edge of the window. To my surprise, it was my neighbor from next door. My heartbeat slowed a little. I went to answer the door. As I opened the door, a gust of air pushed out the door. The first words out of his mouth were, Man, did you just smoke one? I played along with him and said, Yeah, it was a good one too. Fortunately, he just blew it off and went straight into asking me if I wanted to go out with him and his roommates for drinks. I replied that I was working on a couple of things, and that I would try to meet them down at the bar in an hour or so. Wow, that was a close one! I muttered to myself as I shut the door. There was never a dull moment working around the house; there was always some new sound or some strange noise. You kind of had to be aware of normal noises and ignore a lot of other noises. It’s confusing, I know.

    If you’re a good gambler, then more power to you. Take those skills and use them to your advantage. There are many places where they will be very helpful to you. Probably one of the most powerful is the bluff. I’m still not great at this, but I have definitely gotten better. What I have done well is to keep my mouth closed, and to open it at the right time. You can learn so much more if you just shut up and listen. I bet you heard this before, but it is the truth. I struggled with foot in mouth disease for many years, and I still struggle with that from time to time. Doing this also allows you to assess many different situations before you step in shit! Sometimes it can be very hard to recover, especially when you’re dealing with government.

    I sure like to win. Big wins are the best wins. Unfortunately, they don’t come very often, and sometimes they are an unexpected surprise. There was a time when I was searching for my very first warehouse. There were very few warehouse landlords that would allow medical marijuana growers to lease their property in 2010. This became quite the challenge if you wanted to expand on a commercial scale, from being a basement grower.

    I found my first warehouse through Tom. He was a guy I hired that did some welding on a remodel of a commercial building, transforming it into a hydroponic retail space. I was still doing some side jobs to fund my commercial grow expansion. At the time, there were a few dispensaries starting to pop up in Denver, Colorado. The public seemed to barely notice what was going on. Not even the news really took any interest, until one specific area in the southwest corner of the downtown opened 6 to 10 storefronts on one street. The news was calling the area the Green Mile. When that started happening, people were starting to ask questions, including Tom. He was a serial entrepreneur at heart. He started more than a dozen businesses in his life, and he was very interested in asking me questions about the industry. I specifically remember one of our discussions. The easiest way to explain it is to take you back to that conversation we had.

    Tom: Is there a lot of money in this?
